THE MANY ADVANTAGES OF PREFABRICATION
The prefabrication department at EEG Group has now been operating for almost a year. During this period, the group has experienced the benefits of prefabrication in various aspects: • Better for people: Prefabrication moves installation work from the construction site to a workshop, reducing the impact of weather and working conditions, traffic, and delays. It also provides opportunities for less technically skilled workers to develop under the supervision of experienced colleagues. • Better for the environment: Prefabrication minimizes short and small transports to the site by transporting larger elements more efficiently. This results in less waste and better reuse of materials. • Better for the client: Prefabrication reduces the margin of error. Each prefabricated module undergoes strict quality control before being transported to the site.
Although these advantages may seem simple at first glance, prefab activities in practice require thorough study, coordination, and consultation with both clients and general contractors.
VARIOUS ELEMENTS
The in-house prefabrication department, located at EEG’s premises in Gavere, has played a significant role in various projects of the EEG Group over the past year. Maarten Nuytten, COO of EEG Group, is pleased with the contribution the department has made so far:
“With our prefabrication department, we have already made numerous construction projects more efficient. We have manufactured over 200 prefab modules for various new construction projects, including w.e.s.t in Roeselare and Stenehof in Ostend. Soon, we will begin prefabricating 220 energy modules for a residential project in Brussels. Additionally, we manufacture prefab sprinkler installations and complete technical rooms, such as those for the energy production of the Landmark building of UZ Brussels. The versatility of our prefabrication department is a positive development.”
T3-TECHNIQUE SHAFTS
The prefabrication department of EEG Group is currently operating at full capacity. For the Arresthuis in Antwerp, EEG Group is prefabricating 44 T3-technique shafts. These shafts contain the techniques for three floors. They are prefabricated in vertical frames measuring 11.5 meters high, 3 meters wide, and 50 centimeters deep. The techniques include sprinkler pipes, ventilation, hot/cold water, sanitary drainage, flushing tanks, faucets, cable trays, and distribution boards, as well as sensors for measuring humidity. In mid-June, these shafts will be transported to Antwerp and assembled on-site.
CONTROL OF THE ENTIRE PROCESS: FROM BIM DESIGN TO ASSEMBLY
For Maarten Nuytten, COO of EEG Group, prefabrication goes beyond merely pre-assembling building elements. “It is an approach driven by our focus on sustainable construction. We start with BIM for digital and modular design, create the right conditions to realize the techniques in prefab, and are ultimately responsible for the assembly of the prefabricated elements on the site.” What makes this process unique is that EEG Group manages and coordinates all steps, even in complex projects.

Prefabrication requires clear decisions at an early stage of the construction process. Once prefabrication has started, changes are no longer possible. The prefabrication of large modules will be increasingly applied. The time when techniques were brought to the construction site as separate components is over. The next step is the industrialization of the construction process, which benefits all parties involved, as well as the quality, budget, and planning. EEG is more than ready to take that next step.”
